Buying a New Build Home
There are new communities popping up all over the city these days and many Ottawa residents are choosing to invest in new build homes. New homes offer a wide variety of perks that you can’t get in the resale market including customization options and knowing that everything is brand new which means maintenance costs for the first years should be low; this is attractive to many buyers. One thing that many buyers don’t realize though is that you can work with a Realtor to buy a new home and in most cases, the builder will pay their commission meaning there is no extra cost to you for having a professional in your corner!

Knowing the Market.

I recently worked with buyers to buy eight homes on one street in Stittsville. I could see that this would be a great investment opportunity (so much so that I bought one myself)! The community was growing and the potential was there. As the homes began to close last month, they were worth $50k more than what my buyers had paid! It was exciting to see them close one after another and my buyers couldn’t be happier.
Know what you are buying.
Agreements to buy a new home can be very lengthy and can vary between builders. It is important to understand all the details of what you are buying and this can sometimes be confusing. This is where a Realtor comes in and they can answer your questions on closing dates, taxes, inclusions and finishes. While you can definitely buy a new home from a salesperson for the builder, by working with a Realtor, you will ensure that you have someone in your corner who is looking out for you in this transaction. As with any home purchase, it is important to weigh your options and a Realtor can help you do that without any pressure.
